Construction Continues At 39

Nema Miami, a 39-story apartment tower under construction in Edgewater, continues to rise, new photos by Ryan RC Rea show.

Whole Foods Market has signed a lease to occupy the ground floor of the development. The new supermarket will serve adjacent areas including Midtown Miami and Wynwood.

Nema’s first phase is planned to rise 39 stories, or 430 feet and include:

A second phase of Nema is also planned with another 400 apartments.

ODP is the architect of record, with Arquitectonica the design architect.

Crescent Heights is the developer.

Edgewater needs more projects like these to fill the gaps between the towering condos on the water and the midrise buildings of Wynwood. This project will bring some much-needed high-quality retail to the area, and I’m happy to see it rise.

They’re adding a floor pre week, I hope 29th st or 30th st gets a turning signal

29th street is gonna become one of the best street in Miami. Its getting tons of development from the Bay all the way to Wynwood.

Bet they’re regretting not doing the second phase while the cranes are there.

That would necessitate having both phases going up at once, and they may not even have the financing lined up for the second phase anyways.

I wish they would leave the amenity floor open to the air. I can see this building from my balcony and it looks pretty cool with that big gap in the center. It would be a chill common area.

Designers. You don’t break scale with vertical lines – you break scale with horizontal lines and open mid floor space like this comment suggests.

Can someone please illustrate me with the difference between an architect of record and a design architect?

ARQ came up with idea and drew the original pictures. The architect of record leads the production drawings to make the building work with all the engineering and final construction instructions

A design architect can come from anywhere and usually does not have a license to practice in Florida. The architect of record does have a license to practice in Florida and usually provides the contract drawings and specifications.

I think this corner is a great commercial spot, because it has the visibility of Biscayne Blvd and easy access to downtown Wynwood, only accessible from 29th and 36th streets, as the others do not cross the train line.

There’s no such thing as a downtown Wynwood.

What are both Whole Foods Market locations in this city located under some of the worst looking buildings?

I think Nema is magnitudes better than Monarc.
